Beyond the Headlines: Salman Muhammad Shoaib’s Framework for Understanding Dubai Real Estate

Dubai’s real estate market attracts attention from every corner of the world. New developments, record-breaking transactions, rising prices and ambitious infrastructure announcements regularly dominate the conversation.

But for Salman Muhammad Shoaib, the most important part of the market is often the part that does not appear in the headlines.

The Dubai-based real estate advisor, author, trainer and market strategist believes investors make better decisions when they understand what is driving the market, where it stands within a wider cycle and how an opportunity fits their personal objectives.

This philosophy forms the foundation of his book, Dubai Real Estate Beyond Headlines.

Understanding the Market Before Entering It

The book was written to help investors examine Dubai real estate through data, history, market cycles and underlying fundamentals rather than short-term excitement or fear.

It does not attempt to predict the next price movement, nor does it promote a particular developer, project or location. Instead, it gives readers a framework for asking better questions before committing their capital.

According to Salman, one of the biggest mistakes investors make is focusing only on whether prices are rising or falling.

“The most expensive mistake in real estate is not always buying at the wrong price,” he explains. “Often, it is buying without understanding why the market is moving.”

Every property market moves through periods of expansion, stability, correction and recovery. These phases do not repeat in exactly the same way, but studying them can help investors recognise patterns in demand, supply, pricing, confidence and economic activity.

Understanding a market cycle does not mean accurately predicting the future. It means identifying the conditions surrounding an investment and making a decision with greater awareness.

What Dubai’s Recent History Can Teach Investors

Dubai Real Estate Beyond Headlines takes readers through several important stages of the emirate’s property market.

It examines the years before COVID-19, when the market was experiencing price corrections and increasing supply. It then explores the disruption caused by the pandemic, when global travel slowed, uncertainty increased and property activity declined.

The book also studies the recovery that followed.

Dubai’s response to the pandemic, its reopening strategy, population growth, visa reforms, business-friendly environment and ability to attract international residents contributed to renewed confidence in the city.

However, Salman makes an important distinction between resilience and immunity.

A resilient market can experience pressure, uncertainty and correction while still possessing the foundations needed to recover. It does not mean prices will always increase or that every property will perform equally well.

This distinction matters because Dubai should not be analysed as one uniform market. A luxury waterfront residence, a suburban family home, a small investment apartment and a commercial office can respond differently to the same economic conditions.

Even within the same community, performance may vary according to building quality, service charges, layout, view, developer reputation, payment terms and future supply.

Looking Beyond the Purchase Price

The book encourages investors to move beyond the question, “Is this property cheap?”

A lower price does not automatically represent value, just as a higher price does not automatically mean an opportunity is overpriced.

A serious analysis should begin with the investor’s objective. Someone seeking rental income will evaluate an opportunity differently from someone focused on long-term appreciation, personal use, portfolio diversification or wealth preservation.

Other important considerations include the holding period, expected rental demand, future supply, community development, maintenance expenses, service charges, financing costs and possible exit strategy.

For off-plan property, the quality of the developer, construction progress, payment plan and expected competition at handover also require careful evaluation.

The purpose of the book is not to make the investment decision for the reader. Its purpose is to improve the thinking behind that decision.

From International Sales to Dubai Real Estate

Salman’s approach has been shaped by more than 20 years of international experience in sales, business development and leadership.

When he entered Dubai’s real estate industry in 2018, he began learning the market not only through transactions but also through direct exposure to investors, developers, brokers and changing economic conditions.

He experienced periods of slower activity, the uncertainty of COVID-19 and the strong recovery that followed. These different phases strengthened his belief that professionals cannot properly advise investors by studying only current prices.

Today, Salman serves as Chief Operating Officer at Aarika Real Estate, where he contributes to operational strategy, business growth, team development and investor advisory.

For him, the quality of advice matters just as much as the transaction.

Raising the Standard of Real Estate Advice

Salman believes there is a fundamental difference between presenting a property and advising an investor.

As Salman says, “A salesperson may begin with the available unit. An advisor begins with the client’s financial position, objective, risk tolerance and expected holding period.”

That distinction has also influenced his work as a trainer. He encourages real estate professionals to study market history, understand investment fundamentals and develop the confidence to advise clients honestly, even when the best recommendation is not the easiest sale.

His book was therefore written for more than property buyers. It is also intended for brokers and professionals who want to move beyond project presentations and become trusted sources of market knowledge.

For Salman, successful investing begins by slowing down, examining the evidence and understanding the purpose behind the purchase.

Dubai will continue to evolve, and its property market will continue to move through different phases. Investors who learn how to analyse those phases will be better prepared to separate temporary noise from meaningful opportunity.

That is the central message of Salman Muhammad Shoaib’s work: before deciding which property to own, investors must first develop the knowledge to understand the market they are entering.

Pallu Doctor Honored with Best YouTuber Award for Transforming Dental Education Online

0

KOCHI: Pallu Doctor has added another major achievement to its growing success story by receiving the prestigious Best YouTuber Award. The honor recognizes the platform’s outstanding efforts in making dental education easy, reliable, and accessible for people through social media. Over the years, Pallu Doctor has earned the trust of millions by sharing practical advice that helps individuals and families improve their oral health.

The award reflects the growing importance of digital education in healthcare. As more people search online for health information, platforms that provide accurate and easy-to-understand guidance have become more valuable than ever. Pallu Doctor has successfully filled this need by offering clear explanations based on professional dental knowledge.

Behind the success of the platform is Dr. Thomas Nechupadam, whose passion for educating the public started many years ago. He entered the digital space in 2010 through his YouTube channel called God’s Own Dentist. His goal was not only to treat patients in the clinic but also to help people prevent dental problems by learning more about oral hygiene and healthy habits.

For many years, Dr. Thomas and his team welcomed patients from different parts of the world. Their dental practice became a popular choice for international visitors, with people from 67 countries traveling to Kerala for treatment. However, everything changed when the COVID-19 pandemic disrupted international travel and affected healthcare services worldwide.

The sudden drop in dental tourism created new challenges, but instead of slowing down, the team decided to focus on education. They believed that even if people could not visit a clinic easily, they should still have access to trustworthy dental information. This decision became the beginning of a new chapter that would eventually reach millions of viewers.

Pallu Doctor started producing regular videos covering common dental topics that people often searched for online. The content explained issues such as tooth decay, gum disease, wisdom teeth, braces, dental implants, root canal treatment, children’s dental care, and proper brushing techniques. Every video was designed to answer real questions in a simple and friendly style.

Unlike many health channels that use technical medical language, Pallu Doctor focused on speaking in a way that everyone could understand. This approach helped viewers feel comfortable while learning about dental care. Many people who had previously avoided visiting a dentist became more confident after watching the educational videos.

The platform also gained popularity because it encouraged prevention instead of waiting for problems to become serious. Viewers learned how regular brushing, healthy eating, routine dental checkups, and early treatment could protect their oral health. These practical lessons made the content useful for both children and adults.

Today, Pallu Doctor has built a strong digital presence across multiple social media platforms. The Facebook page has more than 833,000 followers, while the YouTube channel has crossed 181,000 subscribers. On Instagram, the platform has attracted around 149,000 followers who regularly engage with educational posts and videos.

Another important reason for the platform’s success is its bilingual content. By publishing videos in both Malayalam and English, Pallu Doctor has been able to connect with audiences across Kerala as well as Malayalis living in different countries. This wider reach has allowed reliable dental education to benefit people beyond geographical boundaries.

The Best YouTuber Award recognizes much more than social media popularity. It celebrates a meaningful effort to improve public health through education. At a time when false health information spreads quickly online, Pallu Doctor has remained committed to sharing evidence-based knowledge that people can trust.

The recognition also highlights the dedication of Dr. Thomas Nechupadam and his team, who have consistently focused on helping people rather than simply creating online content. Their work demonstrates that healthcare professionals can use digital platforms to educate, inspire, and support communities in powerful ways.

As Pallu Doctor continues its journey, the platform aims to reach even more people with valuable dental guidance and awareness campaigns. Winning the Best YouTuber Award serves as motivation to continue creating informative content that encourages healthier smiles and better oral hygiene for future generations. Through education, consistency, and public service, Pallu Doctor has become an example of how digital media can positively influence everyday health.

Dream Homes, Not Luxury Price Tags: How GoMend Is Making Beautiful Interiors Affordable for Every Indian

NEW DELHI: For decades, interior design has been perceived as a luxury reserved for the wealthy. Beautiful homes featured in magazines and social media often came with equally intimidating price tags, leaving millions of homeowners believing that creating their dream home was simply beyond their reach.
A new homegrown brand is determined to change that.
GoMend has entered the Indian interiors market with a simple yet powerful belief—that every family deserves to live in a home they love, regardless of their budget.
The Man Behind Affordable Interiors
Founded by civil engineer Shah Arafat Khan, GoMend was born from a vision much bigger than building beautiful spaces. It was created to make professional interior design and renovation affordable, transparent and accessible to ordinary Indian families.
After spending over fifteen years delivering residential, commercial and infrastructure projects across India, Shah Arafat realised that the biggest obstacle preventing people from renovating their homes wasn’t aspiration—it was affordability.
“Almost everyone dreams of a beautiful home,” says Khan. “The tragedy is that many people never pursue that dream because they believe interiors are only for the rich. We wanted to change that.”
That belief became the foundation of GoMend.
Unlike conventional interior companies that often involve multiple intermediaries and escalating costs, GoMend (www.gomend.in) follows an engineering-first approach, focusing on efficient planning, smart execution and cost optimisation. The result is premium-quality interiors at prices that are dramatically more affordable than the market norm.
Its most talked-about offering has already captured attention—professional interior solutions starting from just ₹4,999, making home transformations accessible to thousands of families who had previously considered them out of reach.
Whether it is a compact apartment, an independent house, a retail outlet or an office, GoMend believes every space deserves thoughtful design without forcing customers to compromise on quality or exceed their budgets.
The philosophy behind the brand is deeply personal.
Having experienced financial hardships during his own journey, Shah Arafat believes success carries a responsibility to give back to society. For him, GoMend is more than a business—it is a mission to bring happiness into people’s lives by helping them transform the place where they create memories every day: their home.
“A house is made of bricks and concrete,” he says. “A home is built with dreams, emotions and memories. If we can help families achieve that dream at a price they can genuinely afford, we’ve achieved something far greater than completing another project.”
The company combines over fifteen years of engineering expertise with a customer-first approach, offering complete renovation and interior solutions while maintaining transparency in pricing, quality of materials and project execution.
Already expanding rapidly across Delhi NCR and Kolkata, GoMend is preparing for an ambitious nationwide rollout, with plans to make affordable, professionally executed interiors available across India.
At a time when homeowners are demanding greater value, transparency and trust, GoMend is positioning itself as more than an interiors company.
It is leading a movement to prove that beautiful homes should never be a privilege reserved for a few—they should be within reach of every Indian family.
For Shah Arafat Khan, that has always been the dream.
Now, through GoMend, he intends to make it everyone else’s reality.

Why Slazzy Chose Lucknow as the Starting Point for Its Hyperlocal Fashion Commerce Journey

When startups launch a new business, the common advice is often straightforward: start in a large metropolitan city.

Many entrepreneurs immediately look toward Delhi, Mumbai, Bangalore, or Hyderabad, believing that larger markets automatically create larger opportunities.

However, the founders of Slazzy chose a different path.

Instead of launching in a highly competitive metro city, the company deliberately selected Lucknow as its first market.

For the founders, this decision was not based on convenience. It was based on strategy.

As a hyperlocal fashion commerce platform, Slazzy’s success depends on understanding customer behavior, retailer participation, delivery efficiency, and operational execution at a very detailed level.

Before scaling across India, the founders wanted to ensure that the model worked in a real-world environment.

Lucknow provided the perfect balance.

The city has a strong fashion retail ecosystem, growing digital adoption, an expanding young population, and increasing smartphone penetration. At the same time, it offers operational conditions that are easier to manage compared to larger metropolitan cities.

According to the founders, launching directly in a metro city often forces startups to spend heavily on customer acquisition, operations, and logistics before fully validating their business model.

Many companies focus on rapid expansion before understanding the economics behind their business.

Slazzy wanted to take the opposite approach.

The company wanted to build a repeatable model first and scale second.

Lucknow allowed the team to work closely with retailers, understand customer expectations, optimize delivery operations, and continuously improve the technology platform.

The city became a living laboratory for testing hyperlocal fashion commerce.

One of the biggest reasons behind choosing Lucknow was the strength of its local retail market.

The city has hundreds of fashion retailers serving customers across different segments, from affordable fashion to premium brands.

The founders noticed that many of these retailers had excellent inventory but limited digital reach.

While customers were increasingly purchasing products online, local retailers often lacked the technology infrastructure required to showcase their inventory digitally.

This created a significant opportunity.

Slazzy could act as the bridge connecting local retailers with nearby customers while helping stores participate in the growing digital economy.

Lucknow also allowed the founders to study another important aspect of their business.

Customer buying behavior.

The team wanted to understand whether consumers would actually use a hyperlocal fashion delivery platform and in what situations they would place orders.

Through their observations, they discovered that many purchases were event-driven and time-sensitive.

Customers frequently needed products for:

  • Weddings and family functions
  • Parties and celebrations
  • Office meetings
  • College events
  • Festivals
  • Last-minute social occasions
  • Urgent travel requirements

In many cases, waiting several days for delivery simply was not practical.

These insights helped validate the company’s belief that there is genuine demand for faster fashion delivery.

Lucknow also provided operational advantages that helped the company refine its model.

Compared to larger metropolitan cities, delivery routes were easier to manage, retailer onboarding was more efficient, and the team could maintain closer relationships with both customers and merchant partners.

This allowed Slazzy to focus on improving service quality rather than dealing with the complexities that often come with launching in a much larger city.

The founders often describe Lucknow not as a smaller market, but as a smarter starting point.

For them, success was never about being present in the most cities as quickly as possible.

Success was about creating a business model that could scale sustainably.

The learnings gathered from Lucknow have played a crucial role in shaping Slazzy’s technology, operations, merchant partnerships, and customer experience.

Every challenge solved in Lucknow has helped strengthen the foundation for future growth.

Today, as the company prepares for expansion into Delhi NCR and other major markets, many of the systems and processes being implemented have been developed and refined through real-world experience gained in Lucknow.

The founders believe that every successful company needs a strong foundation before scaling.

For Slazzy, Lucknow became that foundation.

It was the city where the company validated its vision, built relationships with retailers, understood customer behavior, and proved that hyperlocal fashion commerce can work.

What started as a strategic decision to launch in Lucknow has now become one of the most important chapters in Slazzy’s journey toward building India’s Hyperlocal Fashion Commerce Network.

Sanskriti Youth Foundation Installs “Arpan Kalash” at Hathighat; Removes 560 kg Plastic Waste from Yamuna Riverfront

Agra, June 14: In a significant step towards protecting the Yamuna River from religious and plastic pollution, Sanskriti Youth Foundation, in collaboration with Agra Nagar Nigam, installed an “Arpan Kalash” at Hathighat, Agra on Sunday morning.

The Arpan Kalash has been established to encourage devotees to respectfully deposit floral offerings, worship materials, and idol remnants after rituals instead of discarding them into the river. The collected materials will be transported to the Material Recovery Facility (MRF) of Agra Nagar Nigam, where they will be scientifically processed and recycled in an environmentally responsible manner.

The initiative was graced by the presence of social worker Shri Santosh Khirwar, BJP District Minister Shri Satish Dev Tyagi, Shri Suresh Saxena, District Coordinator of All World Gayatri Pariwar, Shri Gopal Kushwaha, District Coordinator of Gayatri Pariwar Youth Wing, and social worker Dr. Anand Prakash Tyagi.

Representing Sanskriti Youth Foundation were Vice President Deepak Tyagi, Media Head Vaishali Sharma, Secretary Mansi Verma, PR Head Shantanu Budhraja, along with Sachin Tyagi, Sujata, Varnika, Kushagra, Ankit Tyagi, Manish Dubey, Swaym, Naveen, Prachi, Vaishali, Abhirav, and over 120 volunteers.

Following the installation ceremony, volunteers conducted a large-scale cleanup drive along the Yamuna riverbank and successfully removed approximately 560 kilograms of plastic and mixed waste. The collected waste was sent to the Agra Nagar Nigam Material Recovery Facility for recycling.

Speakers highlighted the importance of the Arpan Kalash as a sustainable solution that balances religious sentiments with environmental responsibility. The initiative aims to reduce river pollution while promoting responsible disposal and recycling of religious waste.

Sanskriti Youth Foundation reaffirmed its commitment to continuing such environmental initiatives and mobilizing citizens to work collectively towards a cleaner, healthier, and pollution-free Yamuna.

Founded in 2021, Sanskriti Youth Foundation is a youth-led nonprofit organization working in the fields of environmental conservation, education, and women empowerment. The organization currently operates across 24 cities in India with a network of more than 7,500 volunteers dedicated to creating sustainable social impact.

Through community-driven initiatives focused on river conservation, waste management, afforestation, education, and social development, the Foundation has emerged as one of the fastest-growing youth movements in the country. To date, its volunteers have removed and diverted more than 120,000 kilograms of plastic and waste from the environment for responsible recycling and have planted and nurtured over 10,000 trees.

Initiatives such as the Arpan Kalash project reflect the Foundation’s commitment to combining environmental responsibility with cultural and religious values, encouraging citizens to actively participate in building a cleaner and more sustainable future.
